ASHI Insurance Inspections
(Previously known as and replacing the 4 POINT INSPECTION)
These are required in some residential transactions and are typically driven by the age of the house being purchased. Usually they are only required in a home over 50 years old but we have seen them required in homes as young as 35 years old. The Insurance inspection is looking at the: Roof, Plumbing, A/C and Electrical, as did the 4 Point Inspections, however, the new ASHI Insurance Inspection also looks at the homes ability to withstand a hurricane and if some of the higher standards are present, such as Miami Dade approved hurricane shutters and secondary waterproofing in the roof system, there may be discounts on the homeowners insurance for that residence. Termite (WDO) Inspection
(Performed by a licensed WDO Company)
Suncoast Professional Inspection Services, Inc. is not a licensed WDO (Wood Destroying Organism) company and, therefore, cannot perform a WDO Inspection. However, for the convenience of our Client, we will be happy to setup a WDO Inspection from a reputable company and we have several that we have worked with for many years and have a great deal of confidence in.
Roof Inspection
In a roof inspection, the roof is inspected by a State Licensed Class "A" General Contractor for defects that may allow water intrusion and a determination is made of the effective remaining life of the roofing material. Most typically, roofs inspections are requested on houses that are being FHA or VA financed, however, anyone can request a roof inspection for most any reason.
New Construction Inspection
These inspections are performed on new construction by a State Certified Class "A" General Contractor experienced in both commercial and residential construction for either Draw Request Inspections or Milestone Inspections. Draw Request Inspection
Draw Request Inspections are performed to verify that the amount of work being billed for on any particular project is actually in place and the quality of work is within industry standards. You can find more information about this type of Inspection on our Progress Inspections page.
Milestone Inspection
Milestone Inspections are typically performed by the Client's desire to know that a particular scope of work was performed correctly before it is covered up by subsequent work (i. e. the framing is within standards before the drywall is hung). Septic Inspection
In a Septic Inspection, the drain field will be located and sized, the tank will be pumped-out and a visual inspection with be performed on the structural integrity of the tank. We will report on the current condition, approximate age and the remaining life expectancy of the system.
Well Inspection
If the water supply to the home is private and provided by a well, it is the sole responsibility of the homeowner to ensure the water coming form the well is potable. The source of the water could be from a local spring or a more substantial aquifer, which are dependant upon rainfall. For this reason, neither the supply nor the quality of the water can be categorically guaranteed. Also, you should be aware that local and regional standards of adequate flow vary considerably, but are entirely dependant upon the yield of the well and are best determined by a specialist.
