Business and Commercial Inspections

Business and Commercial Inspections differ greatly from those performed for Residential Home Inspections.

The first area of difference is the Scope of the Inspection. Typically, Business and Commercial Inspections are limited to the inspection of the major systems, these are the roof, structural components and the basic components of the A/C, plumbing and electrical system, though, each inspection is tailored to the specific building being inspected and the Client's requirements. This is because when you are purchasing a Commercial piece of property of moving your Business into a building, the general concerns of the Inspection are 'does the roof leak', 'how old in the air conditioning system', 'are there leaks in the plumbing system', 'is the electrical system adequate and are the unsafe conditions' and 'what is the condition of the overall structure of the building', whereas in a Residential Home Inspection the Buyer wants more detail, such as, if each door and window operates properly, that the appliances are in good shape and is there proper drainage around the home.

The type of building can also greatly influence the Scope of the Inspection. A restaurant is not treated the same as an apartment building, is not treated the same as an office building, is not treated the same as an ACLF, a Warehouse or a Garage and so on, each building has it's distinctive aspects that may be a concern to the Client. Thereby, first the Client's concerns are taken into account and these are coupled with the Inspector's experience to develop an unique Scope of Inspection for each project.

In a Residential Home Inspection, the Client is most always present at the time of inspection, this is rarely the case in Business and Commercial Inspections, for this reason, our Business and Commercial Inspections are backed-up by Extensive Photo Documentation so that the Client can "see" what the inspector is talking about.
